I love the floor-to-ceiling windows and the sunlight streaming into the bedroom. The extra-large wardrobe and plenty of hangers make storage easy. The appliances are all there – washing machine, microwave, bathroom heater, and iron are all included. Lawson is just ten seconds downstairs, and there's an industrial-style cafe two blocks away – super convenient! I'll definitely choose this place again next time I'm in Tokyo! 🤗

It's a 15-minute walk from Ryokoku JR station and a 10-minute walk from Ryokoku subway station. There's a Lawson downstairs, but no restaurants nearby. The room is large, but the cleanliness is just average.

🙏🙏🙏🙏🙏🙏🙏🙏🙏🙏🙏🙏🙏exclusively to ensure this review remains visible at the top of the page for all future international students and tenants. This company employs highly misleading communication and lacks basic operational integrity. They heavily market on apps like Xiaohongshu, Douyin, and Instagram to direct international students into private WeChat groups, forcing tenants to book rooms through external links. Completing bookings privately via these links allows them to completely bypass public platform protections and ensures that tenants have no way to leave negative reviews or low ratings when serious contractual disputes arise. My contract explicitly specified a move-in date of April 1st and a move-out date of May 1st, with absolutely no mention of a specific check-in time or hour anywhere in the 14-page document. Yet, on the morning of March 31st, they abruptly emailed me claiming check-in was strictly after 4:00 PM. When my elderly mother and I arrived completely exhausted on April 1st, they showed zero empathy and demanded an unauthorized fee of 1,000 JPY for an early entry, falsely claiming it was in the contract. Once they realized their claim was completely contradicted by the actual legal document, they backed down and did not collect the fee. Furthermore, their room setups are incredibly stingy—providing three sets of tableware and two pillows, yet demanding extra fees just to add a single blanket. Their customer support is entirely incompetent and condescending. When I couldn't open the extremely heavy trash room door to throw away my garbage, they made me send videos and screenshots. The agent blindly assumed I couldn't open my own apartment door and condescendingly said, "Teacher, this is the door to the trash room." I replied, "I know! I am trying to throw away my garbage!" Then they questioned me, "Did you go to the right place?" I had already been living there for two days. In reality, the door was simply extremely heavy. It was a simple fact that could have been explained in just a couple of sentences, yet their support chose to spam irrelevant English links and screenshots for me to figure out myself, completely mocking my intelligence. The refund process was an absolute nightmare. After moving out on May 1st, they promised a refund within 30 days. They wired the deposit back on Tuesday the 26th without any email or notification. When I noticed the transaction, I rushed to the bank on Tuesday afternoon at 5:00 PM, only to find it already closed. Out of extreme anxiety, I messaged their support to ask if the money came from them, and they flatly denied it, stating, "This money wasn't sent by us." Their absolute refusal to acknowledge the transaction forced me to visit the bank again and report the financial anomaly to the local police station in the scorching sun, causing extreme stress and panic, during which I actually lost my bank passbook. It wasn't until Friday noon, after I kept pressuring them, that they finally checked their records and admitted the money was indeed theirs. Furthermore, their administrative execution is highly negligent. When I requested a formal email confirmation of the transaction—explicitly explaining that I needed it to clarify the situation with the bank and the police—they sent a response on Friday but mistakenly wrote the year as 2023 instead of 2026. Over the weekend (Saturday and Sunday), this multi-property company completely ignored my urgent matter. Yet, they had plenty of time to update their corporate social media accounts on Douyin, Xiaohongshu, and Instagram, and they even found the time to actively reply to two 5-star reviews from one week and two months ago on Google Maps. It wasn't until Monday morning at 11:21 AM that they finally replied to me and provided the email with the corrected date. They prioritize securing leases across their many properties, but once the financial transactions are complete, their operational handling and administrative follow-up drop to an unacceptable level.

Overall, the experience was good and everything else went well. However, the refund process was disappointing. It took over a month and required too much follow-up, which caused unnecessary stress. I hope the team improves their refund process and follow-up communication going forward.

The one-bedroom apartment is very clean and comfortable, with a kitchen, bathroom, bathtub, microwave, and washing machine. The master bedroom has a sliding door that can be closed, and the master bedroom has a wardrobe. The soundproofing is excellent when the door is closed. It's a bit of a shame that getting to the subway requires taking a bus or walking a short distance. However, Lawson convenience stores are right next door, making shopping very convenient! I would definitely stay here again! Highly recommended!

Super clean and more spacious than the photos! I had a great stay here. The apartment was spotless and actually felt a lot bigger than it looks in the pictures. Having a Lawson literally downstairs (like, 10 seconds away) was a lifesaver for snacks, coffee, or if you need any extra Muji amenities. They were very thorough with the essentials—shampoo, conditioner, and body wash are all provided, and they even included trash bags, which you don’t always get in serviced apartments. All the instructions are in English too, so it’s easy to navigate even if you don't speak Japanese. A few quick tips for future guests: • The Uber drop-off is right at the entrance, which is super convenient. • The wardrobe is great for two people (loved the non-slip hangers!). • Make sure to manually lock the entrance door from the inside and out side. • Mobile signal is a bit weak inside, but the WiFi was stable and fast enough for YouTube and zoom call, so it wasn't an issue at all. Small appliances are all provided, no need to bring hair dryer or utensils. Fully equipped kitchen with a big fridge and small oven - if you wanna cook Overall a very comfortable and easy stay. Definitely recommend!🥰
